Wolcott-Schickler + Associates is a full-service architectural practice offering conceptual design, design and documentation, bidding/negotiation and construction administration. We also provide programming services, site selection and site evaluation analyses, and building feasibility studies. These services can be provided in whole or in part, depending upon the client's interests.
Programming
Initially, the fundamental space requirements of the project are determined, which yield a list of the spaces, their function, and their approximate size. A rough order-of-magnitude cost analysis is also performed to test the construction budget.
Schematic Design
Conceptual sketches are then prepared, illustrating several alternative ways in which the spaces can be meaningfully arranged to respond to the client's goals and resources for the project. The design also responds to site constraints pertaining to the zoning envelope, pedestrian and vehicular site circulation, exterior spaces, sun, wind, and topography.
Design Development
Conceptual drawings are refined and coordinated with consultants. Materials and finishes are selected and details are developed.
Construction Documentation
Construction drawings and specifications are completed, which enable the project to be bid, and the general contractor to establish actual construction costs, obtain permits and build the project.
Bidding/Contractor Selection
We can provide assistance with the process of evaluating multiple bids for construction and selecting the general contractor. If negotiation with a single builder is preferred, our firm has a successful history of collaboration during design and construction.
Construction Administration
Representing the owner during construction, we ensure the project complies with the construction documents.
